3. Maintain your property. If you maintain your unit and give them a better property to work with, the staff will choose your unit first when the phone rings and a potential guest asks, "I need a place to stay. What's your best unit? Have you kept your unit competitive with others? (granite baths, upgraded kitchen, hotel quality mattresses)" If you wouldn't want to stay there, chances are someone else won't either. You want to be the unit where the reservationist can tell the potential guest, "The owner just replaced the TVs with all flat screen, there's new patio furniture and its got a special value rate".
